Largo Irrigation Before New Sod: What to Adjust, Repair, or Reconfigure

A sprinkler system can turn on, complete every zone, and still be unprepared for new sod. One head may spray the driveway. Another may be buried below the old turf. A narrow strip may sit between two patterns. A controller may have the wrong start times, while the real problem is a broken nozzle or a zone that no longer matches the lawn’s shape. For Largo homeowners planning St. Augustine or Floratam sod, the goal is not simply to confirm that water comes out of the sprinklers. The goal is to decide what needs a minor adjustment, what requires repair, and what part of the layout may need to be reconfigured before the old lawn is removed. This pre-sod decision guide focuses on that scope question. VERIFY THE CURRENT WATERING RULES FIRST Watering schedules and testing allowances can change. The correct requirements may also depend on the property’s supplier and water source. As of July 30, 2026, Pinellas County remains under a Modified Phase III “Extreme” Water Shortage Order. The county advises against re-sodding or making major landscape changes during the drought. Its current guidance describes a 60-day establishment exemption for new lawn material, requires proof of the new material, and limits use of an entire irrigation zone when less than half of that zone contains new plants or turf. Pinellas County’s posted rules currently allow irrigation operation for testing and repair no more than once a week, for no more than 10 minutes per test, with an attendant on site. Residents who do not receive water from Pinellas County Utilities should verify the rules with their own supplier. Review the Pinellas County Watering Schedule and Rules before testing, repairing, or scheduling sod. Do not rely on an old timer program or a watering plan from a previous installation. START WITH THE NEW LAWN PLAN An irrigation assessment should use the future lawn boundary, not only the shape of the declining turf. Mark the exact area receiving new sod, healthy turf that will remain, landscape beds that will stay, beds that will expand or shrink, new walkways or edging, narrow turf strips, areas that will no longer be lawn, and sprinkler heads near those boundaries. A head that works for today’s lawn may be in the wrong location after the bed line changes. Coordinate the sod and irrigation plans before permanent changes begin. RUN EVERY RELEVANT ZONE Do not inspect only the zone connected to the worst brown spot. Run every zone that touches the planned sod area, following current testing rules. Record heads that do not rise fully, buried or tilted heads, overspray, dry gaps, pooled water, weak pressure, blocked spray patterns, rotors that stop turning, valves that open or close poorly, and water continuing after a zone should stop. COMPARE COVERAGE, NOT JUST CONTROLLER MINUTES Controller minutes measure time, not how evenly water reaches the lawn. Straight-sided containers placed in healthy and weak areas can help compare coverage during a permitted test. If one area stays dry because of a clogged head or poor pattern, increasing the entire zone can overwater the rest of the lawn without solving the gap. DECISION 1: WHEN A SIMPLE ADJUSTMENT MAY BE ENOUGH An adjustment may be enough when the component works and the basic layout still fits the future lawn. Possible adjustments include straightening a tilted head, raising or lowering a head for the finished elevation, aiming the pattern away from pavement, unclogging or replacing a compatible nozzle, correcting the arc, removing a minor obstruction, and updating controller settings after the physical system is confirmed. Adjustment should not be used to disguise a broken component, pressure problem, or layout that cannot reach the intended lawn. Retest after every adjustment. DECISION 2: WHEN A REPAIR IS NEEDED A repair is appropriate when a component is damaged or the system cannot operate as designed. Common conditions include cracked heads, broken risers, failed valves, zones that will not run, damaged wiring, visible leaks, rotors that no longer turn, rain-sensor or controller failures, and pressure changes caused by damaged components. Repairs should be completed before the lawn is covered whenever possible. After repair, retest the full zone rather than assuming one replaced part solved the entire pattern. DECISION 3: WHEN THE LAYOUT MAY NEED TO BE RECONFIGURED Sometimes the zone layout no longer matches the property. Reconfiguration may be worth evaluating when lawn boundaries change, beds block former spray paths, narrow turf strips sit between larger patterns, heads are spaced too far apart, curved lawns are covered by simple rectangular patterns, different head types apply water at different rates, former turf becomes rock or mulch, one zone combines sunny and shaded areas, new hardscape divides the lawn, or less than half of a zone will contain new sod. Reconfiguration can involve moving, adding, removing, or changing components. Do not add heads automatically because system capacity may not support them. CHECK THE CONTROLLER AFTER THE PHYSICAL SYSTEM Review the controller date and time, watering days, start times, zone run times, seasonal adjustment, overlapping programs, rain-delay or sensor functions, manual test operation, saved settings, and zones assigned to areas that are no longer lawn. A controller can be programmed correctly while a head remains broken. Confirm the physical system first, then create a lawful installation and establishment program. INSPECT PRESSURE AND FLOW PATTERNS Weak pressure can appear as heads that do not rise, short spray distances, misting, or poor performance at the end of a zone. Possible causes include leaks, too many heads on one zone, partly closed valves, supply limitations, nozzle mismatch, debris, or a condition requiring professional evaluation. Do not assume a larger nozzle will fix the problem. Compare performance at the beginning and end of the zone. COORDINATE REPAIRS WITH OLD-TURF REMOVAL Before removal, flag heads and valve boxes, record the current lawn boundary, diagnose leaks and failed zones, identify components to protect, and mark planned bed-line or hardscape changes. After removal but before new sod, recheck head elevations, confirm the grade, inspect shallow components, move conflicting heads, repair exposed lines, run a final permitted test, and confirm that water stays on the planned lawn. PLAN FOR PARTIAL SOD AREAS CAREFULLY A small patch can create an establishment-watering problem when it occupies only a limited part of a zone. Pinellas County’s current guidance says an entire zone may be used only when at least half contains new plant material. Before choosing a patch, confirm what percentage of the zone will contain new sod, whether the area can be watered without soaking established turf, whether the zone boundary matches the repair boundary, whether moving heads would improve control, and whether the exemption process has been verified. BUILD A WRITTEN PRE-SOD REPAIR SCOPE A useful irrigation scope should identify the zones included, existing head and valve issues, adjustments, repairs, moved or added heads, areas requiring more diagnosis, the relationship between new sod and zone boundaries, testing after repairs, controller responsibilities, exclusions, and who will monitor the system during establishment. FINAL IRRIGATION CHECKLIST BEFORE SOD INSTALLATION Before the old lawn is covered, confirm every relevant zone was tested under applicable rules, broken components were repaired, heads rise and retract properly, spray reaches the intended lawn, overspray is controlled, dry gaps and excessive overlap were evaluated, pressure problems were corrected or documented, head elevations match the finished grade, bed and lawn boundaries match the layout, controller programs were reviewed, current supplier requirements were verified, and someone is assigned to observe the first full watering cycles. FIX THE IRRIGATION SCOPE BEFORE COVERING IT The most expensive irrigation problem during a lawn renovation is often the one discovered after new sod is already in place. For Largo homeowners, separate the work into three levels: adjust the components that function, repair the parts that are broken, and reconfigure the layout where the future lawn no longer matches the old system. Then retest the entire area, not just the original dry spot. A well-defined irrigation scope supports more even establishment, reduces avoidable rework, and gives new St. Augustine or Floratam sod a better chance to root across the full lawn.
